Hi Arizona, Penang Road will be best for you if you are looking for all the above. There are a lots of backpacking motel in Penang Road. They are cheap but not so comfortable compare with hotel. Cheers.

Thank you for your response, Duke. I should have made myself clearer. We are not backpackers - we are two American couples, ages 50-65. We do need clean, convenient hotels (not hostels) with private facilities.
You seem to know the area - can you suggest some hotels for us to consider? Do you know anything about the Red Rock Hotel?

Red Rock Hotel situated at Macalister Road. It's in Georgetown.
There, you can easily find local hawker food. Plenty of it nearby. Busy street.
Red Rock Hotel is quite okay, i'll give him 2-3 star. No big swimming pool but the staff is ok. Inside the hotel at 1st floor, there is a chinese restaurant (nice food) there.
When are you coming to Penang? CNY coming, you got to book the hotel earlier.

Hi Arizona, Oops.... I'm sorry for thinking that you are backpackers. Since you will be only staying 2 nites in Penang then I would like to suggest you Cititel Hotel. It is a very nice hotel but it cost slightly higher. It is located at the heart of Penang. You acn find alot of interesting things to do at there. Great food, local products, entertainment. You can find more infomation about the hotel with this link: http://www.cititelpenang.com
Another hotel will be cheaper and it is not bad. I rated it with 2 star. It is located nearby the Cititel Hotel. You can find more info with this link: http://www.hotelmalaysia.com.my
Mingood Hotel will be another option for you. http://www.penang-hotels.com/mingoodpg/
By the way, while you are in Penang, don't forget to try out the Penang Ferry from Penang to Butterworth to Penang. It is fun to ride the ferry and enjoy the scenery. It is cheap and convenient excursion. It will be free to travel from Penang to Butterworth but you need to pay when you want to come back to Penang.
Since you are coming to Penang on August, I will not be able to show you around as I will be in Texas, New Braunfels on that period. Hopefully you will enjoy the trip and Penang life.
Cheers.
